Who the builder is

NorthWind Sector 22D, on this page, is the land result reported for NorthWind Estates. The Economic Times, in a PTI report last updated 28 May 2026, said the company had emerged as the highest bidder in an auction by the Yamuna Expressway Industrial Development Authority. The parcel is 5 acres in Sector 22D. The report says the company secured it for ₹189 crore. That figure is the land bid. It is not a price per apartment, and this page does not divide it into a rate per square foot.

The company statement, as reported, does not name a housing brand beyond the company, does not list 2, 3 or 4 bedroom plans, and does not give towers, heights, or a possession month. Other websites do. Those bedroom sizes and tower counts are not copied here. If NorthWind later publishes a project page, the facts on this page should be read against that page and against the register.

The company's own site, northwindestates.com, describes the firm and says it works on the Yamuna Expressway. The page fetched for this update did not set out a Sector 22D apartment mix. The status on this card is Upcoming · RERA awaited, because no registration was found in the sources used here. No bookings are taken before RERA.

Price, floor plans and possession

Price on request. Anyone who turns ₹189 crore and 5 acres into a per-flat price is guessing the saleable area and the rate. This page will not do that sum. Ask for a cost sheet only after a project is registered and a configuration exists.

There is no official floor plan. The locked sketch is a generic plan drawn for this website, marked illustrative, blurred, and covered with a lock. It is not NorthWind's layout. A button under it asks you to call or WhatsApp for the detailed layout when one exists.

Possession is not published. The 28 May 2026 date is the news date of the auction result. It is not a launch and not a handover. Distances to a metro station, a point on the expressway, or Jewar airport were not in the company statement, so the map names those places and says the distance was not stated.

What a buyer can do now

Sector 22D already has other registered projects, including names elsewhere on this site. NorthWind's parcel is not those projects. Do not mix a completion date from a neighbour into this record. YEIDA is the authority for the corridor. A GNIDA or Noida Authority form would be the wrong file.

The useful question today is whether a project has been registered, under what name, and with what declared completion. Until that page exists, the verified content is the bidder, the sector, the acreage, and the land price reported by The Economic Times. Rohit's take is an opinion: this is a file to watch, not a flat to token. NorthWind Estates is described in the report as a Greater Noida firm. The chairman's remark about a new phase for the corridor is a company view, not a demand forecast, and it is not quoted here as advice. If a later brochure gives 3 and 4 bedroom sizes, check that the brochure names Sector 22D and the same 5-acre parcel before you attach those sizes to this auction.
